Club area is the most inflated number in Indian real estate marketing. A project claims fifty amenities, and on inspection the list includes the lift lobby, the driveway and something called a "reflexology path" that is eleven paving stones in a row. So when a project leads with three separate clubhouses, the reasonable instinct is scepticism.
It is worth testing, though, because the three-club split at Godrej Verano solves a specific and fairly common problem: a single clubhouse forces incompatible activities into a shared schedule.
The single-clubhouse problem
Consider a Saturday evening in a conventional premium project. The multipurpose hall is booked for a birthday party. The gym is at its weekend peak. A residents' association meeting needs a room. Twelve children want the indoor games table. Four seniors want somewhere quiet to sit that is not their own living room.
All of this happens in one building, usually across two floors. The result is a booking system, a WhatsApp group full of scheduling disputes, and a de facto hierarchy in which whoever books earliest wins. The square footage may well be large. The usability is rationed.
How the split works
The TriBay divides roughly 2.1 lakh sq.ft. across three addresses, each with its own programme:
Sports District
Tennis and basketball courts, a cricket practice net, squash, the main gymnasium, a yoga and meditation deck, indoor games, and the jogging and cycling loop. This is the noisy, high-energy end of the estate, and it is deliberately placed away from the quieter zones.
Beach District
The lagoon pool, kids' splash pool, sun-lounger deck, cabanas, jacuzzi and steam, a poolside café, the amphitheatre and the barbecue lawn. The Miami reference in the architecture is most literal here - this is the resort register of the project.
Social District
Banquet and party hall, co-working lounge, private dining room, library, screening room, kids' play zone, senior citizens' court and the pet park. This is where the project puts the activities that need either quiet or a booking, and separating them from the gym and the pool is the single most practical decision in the masterplan.
Why the separation matters in practice
Three buildings mean three simultaneous programmes. A birthday party in the Social District does not close the gym. A swim meet at the Beach District does not displace the residents' meeting. Seniors have a court that is not adjacent to a basketball half-court.
There is a second-order benefit that shows up only after a few years: maintenance isolation. When a single clubhouse closes for waterproofing or lift replacement, residents lose everything at once. Three buildings degrade gracefully.
The other TriBay - the layout principle
TriBay also names the unit-planning idea: each residence is planned with three exposed faces rather than the single aspect typical of a corridor-fed apartment. The practical effects are worth stating plainly.
- Cross-ventilation. Air needs an inlet and an outlet. A single-aspect flat has one, and relies on mechanical ventilation for the rest of the year.
- Daylight duration. Three faces means usable natural light across more of the day, not just a two-hour window.
- Fewer dead corners. Deep single-aspect plans produce interior rooms that never see daylight. Three-side-open planning largely removes them.
- Balcony usability. Depth matters more than count. A 4-foot balcony holds a plant. A deep terrace holds a table and four chairs, which is the difference between a feature and a room.
What to verify on site
Club promises are easy to make and slow to audit. Four things to ask for before booking:
- The sanctioned plan showing all three club structures - not the render, the approved drawing.
- The club area calculation, with a breakdown of what counts towards the 2.1 lakh sq.ft. figure.
- The handover sequence - which district is delivered with which tower, since phased clubs are common.
- The club membership charge and the recurring maintenance basis, both of which sit outside the headline price.
