3 BHK or 4 BHK? A Practical Way to Decide in the ₹6–8 Crore Band

The extra bedroom is rarely the real question. Carrying cost, resale depth and how you actually use the fourth room are. A framework, with the Gurugram numbers attached.

Somewhere between the 3 BHK at 2,150 sq.ft. and the 4 BHK at 2,950 sq.ft. sits about eight hundred square feet and roughly two crore rupees. Buyers usually frame this as "do we need the fourth bedroom?" - though in practice the fourth bedroom is rarely used as one.

What the fourth room actually becomes

Across the premium Gurugram segment, the fourth room resolves into one of five uses within eighteen months of moving in:

  • A study or home office - by a wide margin the most common, and increasingly non-negotiable for hybrid working households.
  • A guest room for visiting parents, typically occupied six to ten weeks a year.
  • A second living space - a family lounge that keeps the formal living room presentable.
  • Staff accommodation, where the servant suite is used differently or does not exist.
  • Storage, which is what happens in a fair number of cases.

If your answer is the last one, you are paying roughly ₹2 crore for a very well-located cupboard. If it is the first, the calculation is entirely different, because a dedicated study has a measurable effect on how the rest of the home functions.

The carrying cost nobody quotes

The headline difference between configurations is the price. The recurring difference is the one that compounds. On the larger format you carry:

  • Maintenance, charged per square foot - so a 37% larger home carries a 37% larger monthly bill, every month, indefinitely.
  • Property tax, scaled to area.
  • Cooling and power, roughly proportional to conditioned volume.
  • Housekeeping, which scales with floor area in practice if not in contract.

Resale depth cuts both ways

The conventional wisdom is that smaller configurations resell faster because the buyer pool is larger. That is true, and incomplete.

In the Golf Course Extension band specifically, large-format inventory is comparatively scarce. A household relocating into Gurugram at a senior level and looking for 2,900+ sq.ft. in a low-density project has a short shortlist. Scarcity narrows the buyer pool but sharpens it - fewer enquiries, less price negotiation from the ones that arrive.

In short, 3 BHK gives you liquidity, 4 BHK gives you pricing power. Which matters depends on whether you expect to exit on a schedule or opportunistically.

Note the 3 BHK + Servant step. It costs about ₹1.17 Cr over the base 3 BHK and adds 425 sq.ft. - but what it actually resolves is live-in staff, which in most households is the real driver behind wanting a fourth room in the first place. A significant share of buyers who arrive asking for a 4 BHK leave having booked this one.

Three questions that settle it

  1. Will the fourth room have a named, weekly function? "Guests sometimes" is not one. "My office, Monday to Friday" is.
  2. Can you carry the recurring differential comfortably in a bad year? Not the EMI - the maintenance, tax and power.
  3. Is your exit date known or opportunistic? Known date favours the liquid format. Opportunistic favours the scarce one.

Two clear yeses on the first two, and the larger format is usually right. One hesitation on either, and the 3 BHK + Servant is the underrated answer.
